The Building Regulations for Commercial Properties are split into two sections :-

  • Part L2A - For new build properties
  • Part L2B - For extensions and refurbishments
These documents can be downloaded from the Planning Portal.

Both of the Approved Documents use the Simplified Building Energy Model (SBEM) as a methodology for proving that the energy performance requirements for the proposed building.

New Build

The amount of CO2 emiited by the designed building is compared against the emissions from a notional building of the same size. Within the calculation there are correction factors which means that on average the performance of a new building needs to be 20% better than a building constructed to the 2000 edition of the Building Regulations.
